I dont like teflon tape, I prefer the paste. But, for doing ballast fittings, I use a little marine sealer smeared around the threads. acts as a thread lube during assembly.

Teflon, dope or marine sealer is all similar. I also prefer dope but the tape will also work just fine. As long as you use something in the threads you'll be fine. There is very little pressure if any in the system so you don't need the fittings overtight either.

Where can I get marine sealer? Any specific brand you use? I'm not fond on Teflon especially below the waterline

Anywhere that sells boating and marine products should have both below and above waterline sealers. 3M and Boatlife are common brands.
